Long-term relationships with some of the most respected real estate attorneys in each market streamline the purchase process. During the due diligence period, we concurrently develop the contract documents necessary to both bid and entitle the project, so ground can be broken immediately after closing.

On every project, whether we’re remodeling a small lease space or developing a complete turn key facility, we establish Key Performance Indicators focused on the client’s most critical needs, in sufficient detail to ensure we are meeting or exceeding our commitments. Updates on these indicators are shared daily, weekly or monthly, as appropriate.

To streamline delivery and control costs, we take a prototype approach when possible, engage local civil engineering consultants for each project, establish a working relationship with the local governing authority at the earliest possible date, and generate a detailed set of contract documents.

These steps help ensure the building satisfies our client’s expectations, we obtain more complete and competitive bids, local entitlement reviews are quick, and quality control is maintained throughout construction. From the start of construction this can result in a completed building in less than 4 months.
